MERCED, CALIFORNIA region COMMERCIAL OPPORTUNITY
The Greater Merced region is the heart of a dynamic region in Central California. It presents a great alternative for foreign or US investors who would like to invest in the world's fifth largest economy, California, but who are put off by overpriced real estate assets in the state's coastal and urban areas. Called the Gateway to Yosemite, the region is home to over 251,000 people and is growing at a rate of 2.9% per annum since 2002. The University of California system, home to several of the top ranked public universities in the country and world, including UC Berkley, UCLA, UC San Diego and UC-Irvine, has just added the University of California-Merced, the USA's first research institution of the 21st century. The addition of UC Merced and a new hospital will point the region to the future by adding higher paying jobs and higher value added industries such as biotechnology and information technology. Investment location inquiries are on the rise as the area is increasingly being considered by firms as an affordable alternative to leaving the state.
Merced County is located two hours inland from San Francisco in the San Joaquin Valley near the geographic center of California. The region encompasses 1.2 million acres and includes six incorporated cities, vast wetlands, and fertile agricultural lands. Two major highways, I-5 in the west and 99 in the east, cross Merced County north/south linking the area to Los Angeles and San Francisco/Sacramento while Highway 152 provides direct access to the south Bay area and Central Coast.
The economic base of Merced County is driven by agriculture activity in excess of $2 billion per year. Three of the world’s largest food processing facilities – Foster Farms, Hilmar Cheese and Morningstar Packing and one of the largest wineries (E & J Gallo) are located in the region. Non-agricultural industries such as Quebecor (printing), Werner Company (ladders), Malibu Boats, and Label Technology help diversify business and employment in the region.
