Golf Course Description

 

The Aubrey family began construction of the original 9 hole golf course in 1965.  The back 9 of the course was designed in 1974 and completed in 1980.  The front nine was redesigned in 1986 to accommodate a residential golf course development, the “Links”.  The current golf course layout is one of the most competitive and well conditioned daily fee courses in the TriState area.  Aubrey’s Dubbs Dred Golf Course is rated in the 2007 edition of Golf Digest’s “Best Places to Play in North America and the Islands”.

 

The golf course property is zoned R-2 (allowable construction of 8 residential units per acre).  Twenty four (24) 2 and 3  bedroom units are planned for immediate construction in the center of the golf course within a short walking distance from the clubhouse.

 

The golf course and the “Links”, a residential golf course development, is located in ButlerCounty and is approximately 25 miles from Pittsburgh, PA.  The properties, approximately 235 acres, are split between 2 townships, Butler and Center within the County.

 

Approximately 80% of the 10,000 square foot clubhouse and lounge was totally rebuilt in 2005 and adheres to all international building codes.

 

The golf course maintenance equipment and the Men’s and Women’s Locker Rooms are housed on the 1st Floor.  The Lounge and Grill Room (accommodates approximately 200 people) is located on the 2nd Floor with panoramic window views.  A patio deck with umbrella tables is an exterior extension of the 2nd Floor with accommodations for an additional 100 people.

Residential Housing Development Description

 

The “Links” is a residential single family home development around the perimeter of Aubrey’s Dubbs Dred Golf Course.  The first 3 phases of the development are sold out and was comprised of (21) ¾ acre lots with all underground utilities i.e., public water, public sewer, gas, electric, cable and storm water management.

 

The remaining 100+ acres is currently zoned R-1A and R-1 (single family dwellings).  Application will be made to request R-2 zoning (8 units per acre) to coincide with the adjoining R-2 golf course property.  The request will be made in CenterTownship.  The ButlerTownship property is currently zoned R-2.

 

In 1987, all of the public utilities were extended into the property by the Aubrey family at a cost of $1,500,000.00 U.S.

 

The property is the only large parcel of land with all public utilities in the region north of the Butler Area Sewer Authority facility.

 

The plan is to construct an upscale multi-family residential golf course community that is maintenance free (maintained for a fee) to the resident.  The design (which is currently in progress) is 4-6 units per acre blended with the hills, trees, and streams directly adjacent to the golf course.  As the development moves further from the golf course, the unit pricing will be maintained because of the quality of the development. 

However, adjacent golf course units will be at a premium. 

  

  

Area

Western Pennsylvania, which is the location of Butler, is basically recession proof.  When the property values of the “high profile areas” of the United States are skyrocketting . . . .  Butler remains constant.  When property values of the “high profile areas” of the United States plummet . . . .  Butler remains constant. 

There are (6) shopping malls within (3) miles of the property and another under construction currently.  A new multi million dollar expansion to the ButlerMemorialHospital is currently in progress and will employ an additional 200 employees, doctors, nurses, and technicians.  The property taxes are less than half of the southern AlleghenyCounty for a similar structure.  AlleghenyCounty is where Pittsburgh, PA. is located and the home of the 5 time “Super Bowl” Champion Pittsburgh Steelers and the 3 time “Stanley Cup” Champion, Pittsburgh Penguins. 

The golf course and the residential development is a very unusual parcel of land with the seemingly isolated feeling of forest that surrounds you (the property adjoins a public park to the south).  However, you are within 2 miles of multiple shopping malls, food stores, churches, and schools.  A Super Walmart, Target, Home Depot, Lowes and Giant Eagle Food Chain are within 2 miles.

The road system adjacent to the property will connect onto Route 422, Interstate 79, Interstate 80, and the Pennsylvania Turnpike.  Access to these highways will enable travel to the entire continental United States.

 

Reason for Sale

 Eva Aubrey is 86.  George and John Aubrey have 3 children each.  The children have no interest in the business and are out of state.

 

It is desirable to transfer ownership while all of the principals are in agreement and, if desired by purchaser, to consult while physically and mentally able.  The transition after death of principals may not be smooth with 6 children and spouses involved.

John Aubrey

Member of the Professional Golfers Association (PGA) and six time Tri-State Section PGA Senior “Player of the Year”.  As a club professional. John, qualified and participated in an unprecedented 6 Major Tournaments on the PGA Senior Tour. (2 PGA Senior U.S. Opens and 4 Senior PGA Championships). 

 

Also, John is the Greens Superintendent of Aubrey’s Dubbs Dred Golf Course.

 

Eva Aubrey

Eva Aubrey employed  by Elizabeth Arden in New York, N.Y. and Hollywood, California until 1946.  She raised a family and entered the golf course venture with George Aubrey Sr. in 1964.  Clubhouse manager and cashier.  She is 86 years old and ready to retire.                                                                  

 

George Aubrey, Sr. (deceased) began the venture by purchasing a 100 acre parcel of land.  Never had a chance to realize the outcome.
